What the house price index measures
The FHFA All-Transactions HPI estimates changes in single-family home values using both home sales prices and appraisal data from mortgages purchased or securitized by Fannie Mae and Freddie Mac. The national series extends back to the mid-1970s.
An index, not a dollar price
The index is scaled so that 1980 Q1 equals 100. A value of 200 means the measured price level is twice its reference-period level; it does not mean a home cost $200 or reveal a national average sale price.
Why the chart uses fourth quarter
FHFA publishes this series quarterly. To provide a consistent annual view without averaging or changing the source values, this page selects the fourth-quarter observation from each completed year. The underlying CSV identifies every displayed point as Q4.
Limits of the series
The index reflects properties tied to conforming conventional mortgages in FHFA’s data and measures price change, not the full level or affordability of U.S. housing. It is not seasonally adjusted, and national movement can conceal large regional differences.

ChartMaker selects each year’s fourth-quarter U.S. observation from the official quarterly file. The index values are copied without averaging or recalculation. Incomplete 2026 is excluded so each point represents the same quarter of a completed year.
